9/7/2008 - Tarn End House to go back on the market

One of Cumbria’s most well-known and prestigious properties will go back on the market this Friday (11th July) with a guide price in excess of £850,000.

Tarn End House was originally put up for sale on 1st February this year, with a deadline of 30th April for unconditional sealed bids. Terms and conditions for a sale were agreed, subject to contract, but unfortunately the proposed purchaser failed to exchange contracts by the agreed deadline and the solicitor acting for the purchaser returned the draft contract. The County Council has taken this as confirmation that the purchaser was no longer able to proceed and, therefore, has decided to remarket.

A new deadline of 24th September 2008 has been set for unconditional sealed bids.

The property, which overlooks Talkin Tarn Country Park near Brampton, is being sold with planning permission for eight holiday apartments.

The house sits on the bank of the 65-acre Talkin Tarn glacial lake, owned and managed by Carlisle City Council. The property includes two acres of adjacent land which provides other possible development opportunities subject to planning. 

The red sandstone house is currently owned by Cumbria County Council and is being sold by their property agents Capita Symonds Ltd, based at Kingmoor Park in Carlisle.

Cllr Gary Strong, Cumbria County Council's Cabinet member responsible for property, said:

"Anyone who has been through the process of selling their house will appreciate how frustrating it can be when a deal falls through before contracts are exchanged. Nevertheless, given the amount of interest the property generated when it went on the market earlier this year, we're confident there will be no shortage of buyers lined up. This really is a unique opportunity to buy a Cumbrian landmark and the money raised through this sale will be spent on providing services for the people of Cumbria. "

Selling Tarn End House will be the conclusion of the county council's interest in Talkin Tarn and has always been the plan since transferring responsibility for Talkin Tarn over to Carlisle City Council in April 2006.
